As you might well know, a home or building's structural and mechanical integrity is the element that keeps both its functional and economic value "running on all cylinders." We don't need to be reminded that lack of maintenance, aging, gravity, rotting and water damage, insect infestation, poor planning and design, environmental issues, outdated features, and extreme abuse all serve to compromise the value of any structure.

A professional engineer's inspection and written report can then serve as a comprehensive, thorough and exhaustive evaluation of a building's current condition. These reports can then aid both in creating or determining the market value of existing improvements.

For sellers, it can be a tool that helps in creating marketing strategies, before listing a property "for sale," by allowing property owners to obtain an unbiased appraisal as to what the true worth and value of their improvements might be.

For buyers, it becomes the tool that protects them from a previous owner's neglect, their own naivete, or lack of experience at determining the true condition of a home or building.

The truth is  most "real estate agents", have no "REAL"  idea what an engineer's inspection may discover. A "pre-listing" inspection, generated by the seller, or the "pre-purchase" inspection required by the bank, simply takes all the mystery out of the equation. It just makes good sense!
